
Early
preventative maintenance will ensure the longevity of the
roof and protect your investment. In order to avoid costly
interior repair and tenant complaints here are some examples
of what we look for when inspecting your roof:

On inspecting the roof we will locate these problems and
give you a competitive price for correcting the problems.
Here are some things you can do to make sure all roof mounted
drains, gutters and downspout are free of all leaves and
debris. Plugged gutters or drains will allow the water to
back up under the roof edges causing dry rot and damage to
the outside walls. Leaves and other debris that have fallen
on the roof deck and have built up in the valley will restrict
the normal flow of rainwater in to the gutters. If the leaves
on the roof are not re-move prior the rainy season it will
cause the rain water to back up and cause leaks to the interior
of the home or building. Tree branches should be cut back
from the roof deck in order to prevent the branch from rubbing
through the roofing material or falling during a windstorm.
The roof vents, flashings and chimney flashing are another
area where leaks can occur and should be check and re-sealed
using exterior grade caulking. The tops of roof jacks and
vents that have a cover should be check in order to insure
the straps are secure.
On further inspection of the roof deck if any missing shingle,
shake or cracked tile are found, they should be replaced
to prevent interior damage. Any exposed felt should be cover
with roofing material and this is especially important on
shake roofing.
On some residences or buildings there are roof mounted air
conditioning and swamp cooler units. These air conditioning
units should be check in order to insure that the ducts are
sealed properly. Swamp cooler should be covered to prevent
wind and rain from entering the down draft ducts. Covering
the swamp cooler will prevent heat loss and save on heating
the home. |
